Hampstead Extension and Basement
Our clients had lived in this house in Hampstead for more than 20 years. The house had been split in to flats before our clients bought it. So they had done a lot of work at the time to turn it back in to a single house, and fit new bathrooms and kitchen.
But having raised their family in the house, it was starting to look and feel a bit tired. And our clients had decided that it was now in need of some TLC and a proper refurbishment for the next 20 years.
Extension Design Brief
Our brief was to completely refurbish the house, and to design an extension that would give them a much bigger open plan space for entertaining, with access to the garden.
The idea of converting the cellar to a proper basement under the house was a key part of the brief, to create a gym and games room, utility space, and a boot room connected with the garden. On the first floor our clients wanted to add an en-suite to the main guest bedroom at the rear of the house.
Two Storey Extension
Our design creates a two storey extension in copper cladding. This sits over a single storey extension that projects slightly further and is finished in brickwork to match the house. Both extension elements use very large crittal-style glazing, as this was right at the top of our clients’ ‘must have’ list.
Hampstead Basement Conversion
The house had a cellar under part of it which we have extended and converted in to a proper basement level. This involved breaking-out and lowering the floor and some underpinning in reinforced concrete.
The result is a fantastic basement with wide access steps down from the garden, which is great for grabbing bikes and golf clubs without having to go through the main house. The basement also provides a games room, large utility room, and tons more storage space.
Kitchen Extension and Interior Design
The ground floor space is given over to a large open kitchen and living space, that is lit through tall glass doors that open directly on to the garden. The space is centred around a free standing fire place with new flue that rises to roof level of the house. Towards the front of the space the newly extended kitchen has a large island. We’ve also opened up the hall and first floor landing with a new two storey glazed extension. This gives great views of the garden and access to a new first floor bathroom.
Hampstead Planning and Conservation Area
Hampstead Conversation Area has some quite tough rules on building work that can be done. But it is key to remember that modern design in a Conservation Area can get approval if the quality of the design is high. As this project involved a Basement a full Basement Impact Assessment was also needed in order to win planning approval.
